Finding an Airbnb condo in Miami can be quite tricky, and many agents and investors don’t have the time to research every building. In the last month, I have received over 30 phone calls from investors looking to purchase and invest in Miami to accept Airbnb. I called multiple buildings and agents that have listings in the building to get the inside scoop. I hope this helps. As I find new condos this list of Airbnb will be updated. Rent the unit yourself on Airbnb or have the hotel do it for you. Hotel charges are 75%/ 25% split. Get put on the rental pool for four seasons and get 75%. The condo will have to be up to hotel standards for them to add you to the program. If you rent it yourself after 45 days, you will have to pay a daily resort fee of $60. ( you can charge your guest) If you have family or friends, you have up to 3 times to wave the resort fee. All you have to do is send an email.

Example: Hi Jessica, can you please wave the resort fee? My mother will be in town.

So remember 3 guests, no resort fee. NET 8% if you do it correctly. Expedia and booking are also OK. No condo approval, and if you are the owner, you never pay a resort fee. FYI – Condo association will not give out rental programs until you purchase due to liability. So keep that in mind.
